Downtown Superior Developments

Downtown Superior is a master planned urban district with ongoing development to shape a vibrant, walkable, mixed-use community that serves residents and visitors alike.

The Downtown is being developed in phases, with a variety of housing and commercial projects already built and actively contributing to the Downtown’s energy and character.

The developments highlighted on this page represent the next chapter for Downtown Superior. These projects are currently proposed or in pre-development and will further advance the community’s vision for a vibrant Downtown.

Alta Flatirons (Block 8)

Construction started in May 2025.
Anticipated completion in Spring 2027.

A mixed-use development adding 251 additional residential units which includes a mix of studio, one- and two-bedroom layouts. Amenities will include a lobby area, a clubroom, co-working space, conference and game room, fitness center, a pool and spa courtyard with a grilling area, indoor/outdoor sky lounge and deck, pet wash, and a dog park. It will also provide additional commercial space along Main Street. The northwest corner at the intersection of McCaslin Boulevard and Main Street is the most prominent corner of Building A and acts as the gateway to Superior’s Downtown. This corner is anchored by a large commercial space at the ground floor (designed to accommodate a full-service restaurant) spilling out onto a public plaza and al-fresco dining patio to the west, welcoming visitors to Downtown Superior and inviting them to explore the various attractions of Main Street.

Hyatt Studios

Construction started in September 2025.

A 57,972 square foot, four-story extended stay hotel with 114 spacious one bedroom and studio suite layout guest rooms that feature defined spaces that separate work from play. Amenities include kitchens with everything guests need to prepare a meal, a modern and sophisticated lobby area, spacious fitness centers with cardio and strength training equipment, guest laundry facilities, and 24/7 self-service tech-enabled marketplaces with a variety of hot and cold food and beverage options. Outdoor amenities include a welcoming outdoor covered seating areas and BBQ grills and gathering areas where guests can relax and enjoy Colorado’s sunshine.

Kite Route Crossing

Construction started March 2026.
Anticipated completion in Fall 2027.

Kite Route Crossing will provide 50 high quality affordable homes for seniors aged 55 and older. Utilizing the Low-Income Housing Tax Credit program, the project will restrict units to senior households earning at or below 30%, 50%, 60%, and 70% of the area median income. With a unit mix consisting of 44 one-bedroom and 6 two-bedroom units. Though technically not in Downtown Superior, this development is 1-block south of Main Street on Marshall Road and Old Rail Way.

Food Hall

This proposed 9,800 sqare foot 2-story food hall is an innovative dining concept led by industry pioneer Mark Shaker and Standley Concepts, LLC. The food hall building will feature 4 food concepts flanked by the infamous self-pouring tap wall featuring multiple styles of craft beer and premium cocktails. With the food and beverage strategically located in the center, there will be two large dining spaces on either side of the food bays. The west space will feature long German style tables that invite conversation with your neighbor or sharing a plate with friends. The east space will feature a family friendly experience with booths, large rounds and high tops. The development includes a sprawling roof top will overlook the plaza providing a premium viewing for any event or concert in the park.  
 
The Pizzeria building will be a stand-alone concept that will play a complementary role as a high-end extension of the neighboring food hall. Providing a focused menu, the pizzeria will feature a simple design fostering an open and friendly atmosphere. Highlighting the featured pizza oven and full-service bar, there will be limited indoor seating with a 2,400 square foot space. Glass sliding doors will face to the west covered patio opening up the space to feel larger than it is.

Bigsby's Folly

A proposed 7,500 square foot event-focused restaurant and winery where artisanal meets accessible. Bisgby’s Folly Craft Winery is a full-production urban winery that pairs the tradition, authenticity, and sophistication of California and Oregon’s most prestigious vineyards with the approachability of a local tasting room. The owners are looking to build their second location in Superior, with the original Bigsby’s Folly remaining in the RINO area of Denver. 
 
The Bigsby building will be 6,177 square feet, comprising two main massing elements with a brick and metal roof portion on the west and a stucco and composite siding section to the east. These elements are divided by the logo tower which is modeled after the clock towers seen in vintage train stations. It will serve as a beacon to announce the entry and provide variety of heights to create visual interest on the inside and exterior of the building. The main dining room and event space is located to the west with the kitchen and back-of-house to the east. The rooftop deck faces the fantastic views west to our mountain backdrop. Ground level patios are also placed on the west and north to access those views and allow spectators to watch activity on the sports field.

A proposed 287,000 square foot office campus offering fully furnished lab suites designed to meet the specific and technical needs of life sciences companies.
 
Features include 100% outdoor air return in the labs, generator backup, and expanded electrical load. The proposed development includes efficient floor plates, 16’ floor-to-ceiling height, and flexible infrastructure to accommodate a variety of office, lab, and R&D uses. Amenities will include retail spaces, Gym, Showers, Conference Room, overlooks 20-acre Creek View Park, Flatiron views, with options to increase amenities for early tenants.

Hotel Site

Land Available for Future Hotel Development.

The former Element Hotel site is a prime hotel development opportunity, located adjacent to vibrant Downtown, the Superior Plaza, and the Superior Marketplace. This site provides high visibility from both the US-36 highway and McCaslin Blvd. The buyer has the flexibility to utilize the existing footprint or even engage the previous architect to resubmit, utilizing the element brand. The site is fully entitled, with site work, impact fees, and utilities already in place.
